EDIFICIO MS
Located in Sant Antoni de Portmany, Edificio MS is built on an urban plot as part of a redevelopment project that replaces existing ground-level structures. The design optimizes land use and adapts the space to contemporary needs. With its modern, clean-lined architecture, the building rises across four floors and houses six apartments—two per level—featuring an efficient and well-resolved layout.

The design centers around a vertical circulation core—comprising a staircase and elevator—strategically positioned at one corner of the building. This placement enables uninterrupted, fluid movement while also reinforcing the building’s spatial hierarchy. Adjacent to the entrance and circulation core is an interior courtyard, which brings in natural light and facilitates cross-ventilation. It also creates a gentle transition between exterior and interior, offering a sense of openness and calm upon arrival.
Each floor’s common corridors are open to the exterior, enhancing circulation flow, improving natural lighting in passageways, and strengthening the visual connection with the urban environment—providing a living experience more fully integrated with the city.
The basement level houses the garage and technical rooms, freeing the upper floors for residential use. The apartments on the ground and first floors follow a similar layout: an open-plan living-dining-kitchen area, two double bedrooms, and a bathroom. Ground-floor units each feature a private patio, extending the living space outdoors and offering exclusive areas for relaxation and privacy. While first-floor units lack a patio, they maintain the same functional interior design.
On the second floor, the apartments are more intimate, each with a single bedroom—enhancing the sense of exclusivity and spatial efficiency. These units include a terrace and direct access to a rooftop solarium, making them unique spaces with panoramic views and private outdoor areas.
The façade facing the interior courtyard features a structure made of wooden slats, which not only enhances the building’s aesthetics but also improves solar control, protects residents’ privacy, and boosts the overall energy efficiency of the complex.
The project is completed by a communal outdoor swimming pool—providing a shared space for relaxation and recreation.
